I DON™T KNOW ABOUT THE REST OF THE COUNTRY, BUT SALES OF HOMES AND CONDOS IN SEBASTIAN FLORIDA HAVE PICKED UP DRAMATICALLY IN THE PAST TWO MONTHS.

With everything that is happening to shore up the economy, financial markets and home ownership, I believe that this indicates we have reached the bottom and that, sometime in the near future, we will bring down inventories to a point where there will be upward pressure on prices.   This will happen first on the most popular properties, those with the best waterfront views, the best locations, the newest and best construction and features, etc.   So, if you need a house or condo and want your choice of the best available properties at these bottom of market prices, jump on the band wagon and find your slice of paradise now!

Interest rates have just hit what may well be their lowest levels in three decades and for years to come.

First time home buyers and buyers who have not owned a home in the past three years can get a tax credit of 10% of their purchase price up to $8,000 toward their down payment and closing costs.

It™s been a long cold winter throughout the rest of the country and people who have been putting off getting their own slice of year round Florida paradise are now waking up to the best deals in a long while, with prices down around 2002 levels on a great selection of properties.   Even waterfront properties are down over 50%.

As the markets loosen up in South Florida we will experience a return of those buyers who always love our small town waterfront atmosphere and then we will be back to a œnormal market balance where prices will tend to rise at a historical rate of about 5-6% annually.

Check out this new Condo property that I just posted on my Web site. It is at 6015 River Run Dr. in Sebastian. This Condo property has 3 bedrooms and 2 baths.

Home and Condo Prices here in the Sebastian and Vero Beach Florida area are now approaching 2002 levels and mortgages are available in the 4.5% range for qualified buyers.   Traffic is picking up measurably as people who for a variety of reasons have put off aquiring their dream home here over the past five years are showing up to take advantages of prices we will probably never see again.

Condos are now 50% off their peak values and homes are about 40% off their peak prices.   Whether you are looking for a great home to raise your familly in or a great vacation or retirement home to enjoy and profit on in the future, this is definitely the right time to be buying here in this beautiful coastal community in the middle of Florida’s Atlantic coast.

River Run of Sebastian is a gated waterfront marina community with 134 living units and

44 private boat slips  on the western shore of the beautiful Indian River Lagoon directly

across from the Pelican Island National Wildlife Refuge and just a few miles from the

Sebastian Inlet to the Atlantic Ocean and our beautiful uncrowded beaches.

The community has two four story direct riverfront buildings with garages and large

covered porches running in the low $200,000′s to the high $300,000′s.    Upper floors

and end units bring a premium. Some are set up as three bedrooms and others have

a formal dining room or den/office and two bedrooms.

A three story building on the well stocked lake has river views and similar floor plans

but smaller rooms and balcony, and carports rather than garages.   Prices for these are

now in the low to mid $100,000′s.

Townhouses have over 1,500 square feet plus many have enclosed porches in their

private back courtyards.   They also have private garages, two bedrooms and baths

upstairs and a half bath down. They are presently in the low to mid $100,000′s price  range.

Villas around the well stocked lake are either upstairs or down with from over 1,400 (down)

to over 1,500 square feet (up) plus private garages.   They boast cathedral ceilings and

sun rooms and the downstairs units have porches.

They are presently priced in the low to mid $100,000′s.

The Clubhouse has recently been renovated and has kitchen facilities for parties, a billard table

and showers for pool users as well as an outide barbeque area with gas grill.

The pool is heated.

The 45 boat slips in the sheltered marina are seperately owned by unit owners and many have installed lifts.

They come with electricity and water and range from 20 to 50 foot.   Boaters should only count on

about three foot of water at some of the shallower points between the marina and the intracoastal

waterway out front.   Tides here run about a foot and a half with seasonal and wind driven variations.

Sebastian Florida is blessed with an abundance of natural areas surrounding

our small waterfront community.   To the west is the wild freshwater Sebastian

River and State Buffer Preserve.   West of that is a famous bass fishing area

called the Stick Marsh. To the east of the point where the Sebastian River

empties into the brackish (Salt and Fresh water mixture) water of the Indian

River Lagoon estuary is the Sebastian Inlet and State Park and the Pelican Island

National Wildlife Refuge which abounds with a great variety of fish,

birds and aquatic mamals like dolphin, manatee and otter.

River Run Aerial view east to Pelican Island and the Atlantic OceanThis week landscapers replanted a host of greenery that was damaged by the storms three years ago, capping off a renewal in this riverfront marina community that saw many units renovated and the clubhouse remodeled.   Originally built in the mid eighties to early nineties, the buildings and grounds now are better than new with many upgrades to enjoy.

Slips in the private marina are owned seperately and range from twenty to fifty feet long, many with heavy duty boat lifts, electric and water at the dock.   In  an area with great boating and fishing opportunities, from the fresh water Sebastian River to the brackish Indian River Lagoon  and Intra-coastal Waterway and the Atlantic Ocean conveniently reached through our own local if sometimes dangerous inlet, sheltered marinas with deep enough water to handle good sized boats are at a premium, which makes River Run a highly desirable destination and affordable waterfront living option.

Condo fees have gone up significantly due to insurance rates in Florida, but they also include cable TV, sewer, water, trash and recycling, building insurance and the common elements like gate, clubhouse, heated pool, tennis courts and grounds enjoyed here.
